Our Management Fees ...

 

Residential Management Fees – Residential management fees range between 5-10% of gross rents collected. We have three plans available; Platinum, Gold and Silver.

Platinum Plan - Services include management as well as the opening of a trust account for rent collection & bill payments. Out of this account we will pay all property financing (mortgages), property taxes, insurance, utilities, property management fees, and all vendors bills. The remaining monthly balance will be forwarded to the owner after bill payments have been made.
Gold Plan - Services include management as well as the opening of a trust account for rent collection & bill payments. Out of this account we will pay property management fees and all vendors bills. The remaining monthly balance will be forwarded to the owner so that they can pay their remaining mortgage, property tax, insurance and utility bills.
Silver Plan - Services include management as well as the opening of a trust account for rent collection & payment of property management fees, however no other bill payments will be made out of this account. All bills will be mailed or forwarded directly to the owner.

Commercial Management Fees – We charge a monthly management fee equal to 8% of gross rents collected on all commercial properties under management. This fee includes both leasing services and management.

Mixed Use Properties – Fees for mixed use properties are usually identical to our Residential Management Fees. Each storefront or office is designated as a "unit" in the same way that each apartment is. However, due to the nature of some mixed use properties, a custom management fee plan may need to be created.

Residential Leasing Fee – We charge a leasing fee equal to 50% of the 1st month’s rent for each residential unit being rented. All leasing fees will be honored for 12 months from the original lease date. In the event that a tenant moves out within a year, the leasing fee will be pro-rated accordingly. Our goal is to find solid - qualified tenants, and to reduce turnover rates.

Red Zones – Due to increased time & management expenses associated with some properties, we have designated some high crime neighborhoods as “Red Zone” areas. Properties designated to be in a “Red Zone” have a monthly management fee of as much as 15% in addition to a leasing fee equal to 100% of the first month’s rent for each unit being rented. Red Zone fees usually pertain to residential properties, but may apply to commercial or mixed use properties in some cases.

Maintenance & Repairs Pricing – Greater Property Management does not charge a fee for any service or maintenance work performed by sub-contractors. We provide full disclosure of all repair costs. This transparency assures each customer that there is no unnecessary price “padding” being passed through to them as a result of any repair or maintenance job performed.

Calling outside contractors for small, routine jobs, is often a costly proposition. We encourage the use of our “Associate Subs” for most small repairs. Associate Subcontractors are licensed & insured and work primarily for GPM. Due to the volume of work we provide these independent contractors, we get preferential pricing in return (which is passed through to our customers). All in house repairs (electrical, plumbing, carpentry) are billed at $58.00 for the 1st hour then at $12.00 for every 15 minutes thereafter. All painting is billed at $25.00 per man-hour. All of our contractors are licensed and insured.
